The First-Time Buyer Roadmap: Ten Steps in the Right Order

Buying your first home is far less overwhelming when you know the order of events. Here are the ten steps, from the first budget conversation to the day you get the keys.

Most first-time buyers are not intimidated by the house. They are intimidated by the process. This roadmap lays out the usual order so you always know what comes next.

1. Look at your finances honestly

Review your income, savings, debts and credit. A clear picture of where you stand tells you what to work on and how much home is realistic.

2. Talk to a lender and get pre-approved

A pre-approval tells you how much you may borrow and shows sellers you are serious. It is a stronger step than a casual pre-qualification, and it should come before you tour homes.

3. Set a budget that includes everything

Look beyond the loan payment: property taxes, insurance, association dues, maintenance and closing costs all belong in the plan. Rudy's article on costs beyond the down payment covers them in detail.

4. Explore assistance programs

Depending on your situation, there may be programs that reduce down payment or closing costs for qualifying first-time buyers. Ask your lender and Rudy what you might qualify for, since programs and eligibility change.

5. Choose your priorities

Decide what is essential, what is nice to have and what you can live without. Location, size, commute and condition usually involve trade-offs.

6. Tour homes and compare

Look at several homes, take notes and revisit favorites. You will learn a great deal by comparing.

7. Make an offer

Your agent helps you decide on a price and terms, based on comparable sales and how much competition there is for the home.

8. Do your due diligence

After your offer is accepted, you typically have a period to inspect the home, review disclosures and, for condos, read the association documents. This is your chance to learn what you are buying.

9. Complete financing and escrow

Your lender verifies your finances and orders an appraisal while escrow handles the funds and paperwork. Respond quickly to requests and avoid new debt or big purchases.

10. Close and get the keys

You sign the final documents, funds are transferred and the deed is recorded. Then the home is yours.
